The Peaks Summerlin Village is a brand new area located in Summerlin South. It’s first brand new community is Ascension Summerlin. Ascension Summerlin is located at the intersection of Town Center Drive and Tropicanna. Over 561+ acres currently make up this new village.
Future plans show that Rolling Foothills drive will connect several future villages expanding the square acres from 561 acres to over 800 acres when completed. The Peaks Summerlin Village will be located south of The Summit Club Summerlin, and to the north and west of Mesa Ridge.

Pulte Homes will be building over 400 single family homes southwest of Ascension Summerlin and to the west of Mesa Ridge. With Ascension Summerlin and Pulte Homes new "Back Bowl Project" you can expect to see over 900 + homes within The Peaks Village in Summerlin South. All of these homes will be in guard gated communities.
Pulte Homes Back Bowl Project will start selling homes in 2027 with occupancy possibly in 2028. All new homes in this community will start to sell out of The Pointe model homes and sales office located in Ascension Summerlin.
Pricing for Back Bowl will be set closer to the opening of sales in 2027. Expect pricing to be similar as to what you see on the resale market for Ascension Summerlin. I also expect Ascension Summerlin will be completed before Back Bowl starts sales in 2027.

The Peaks Summerlin will be close to shopping, restaurants, Downtown Summerlin, easy access to the 215 Beltway as well as the upcoming Sony Summerlin Studios Project located at Town Center Drive and Flamingo. This part of Summerlin South is seeing a massive amount of growth since 2022. I expect this part of Summerlin to grow into 2030 and beyond.

From the designs below, expect a more modern design and similar models to what Pulte Homes and Toll Brothers are currently building in Ascension Summerlin. Surrounded by mountains and amazing outdoor activities such as mountain biking, hiking trails, parks and much more. The future development of this area will see more Summerlin Luxury Homes being built baed on demand. The Peaks Summerlin is still under development and construction. Ascension Summerlin is the only community selling homes right now. Additional communities will be built in the next few years.
