I can finally confirm with my own two eyes that yesterday I saw plans for a massive Target Super Center at the intersection of Desert Foothills Drive and Lake Mead Blvd. The Target I saw had two entrances and the building faces north and backs up to the west side of the 215 Beltway. It looked like a massive Target that the Las Vegas Valley has never seen before. That’s just my opinion. No word yet on when construction will start but it would not surprise me that we see activity on this project in the next 1-2 years from now.
I also saw numerous other buildings such as a gas station, other smaller retail strip buildings, several stand alone drive throughs, and it makes the Alberston’s at Charleston and Desert Foothills look like a small picnic area. Plenty of retail space and opportunities for new shops and restaurants to finally come into Summerlin West.
34.69 acres of land will have 3 separate parcels to it that will carry retail spaces described above with access points from Orrock Street, Kestrel Creek Ave and Desert Foothills. There will also be access to this shopping center from Lake Mead Blvd. From what I saw, the Target will be a single story building with 2 entrances to it. My guess is that one entrance will contain retail and the other entrance will be the grocery store entrance.
More than likely this will be a Target “A Volume Store” which means they expect massive daily sales and activity due to the location and size of the store. My guess is that this Target will be over 120,000 square feet in size.
Located at the future intersection of Sunset Run Drive and Orrock Street, this unknown grocery store was massive. Once again, it was as big as the Target described above. I would say at least over 100,000 square feet in size. This building will face west and backs up to the western part of the 215 Beltway. There were other smaller buildings that indicate more retail spaces for shops, restaurants, a gas station etc.
With this shopping center, there will be direct access from the Summerlin Parkway and the 215 Beltway once that new interchange is completed some time either next year on 2027 or 2028. There will be a lot of opportunities for new businesses to come into this area and serve all of the Summerlin West residents.
Expect a lot of one way streets as well as streets that will connect Redpoint Summerlin, Redpoint Square Summerlin to Kestrel Commons Summerlin and Kestrel Summerlin.
We will see Traffic increasing into the area once all of the streets are open to the public as well as new building projects in the area. Below, I will discuss rumors and what I know about what to expect coming into Summerlin West.
The Urban Core/Commercial Core project looks like it will have at least 400+ acres that will make up this area according to tax records. This can change and it’s a guess at this point. I have created several drone flights of the area showing the activity over the past few years.
First off, if you look at Clark County property records, the area under development for the Urban Core is around 400+ acres. The area is huge and you can expect to see a mixed use area meaning residential as well as commercial areas that are all close by. I would expect to see bike lanes as well as trail systems connecting the Summerlin Grand Park and other parts of Summerlin West like Redpoint Summerlin.
According to Howard Hughes sources, there will not be a CCSD High School and Junior High School near the 215 and Summerlin Parkway to the west of the 215. Currently, Howard Hughes is looking to partner with a private school for a future project some where in Summerlin West.
The vision for this area is work, play and live. Summerlin Parkway will be expanded to a major interchange at the 215 Beltway. That project is already underway and will be completed in 2027/2028. You can check out the details of the project here:
I would expect to see construction of the Urban Core/Commercial Core area once the 215/Summerlin Parkway construction project has completed since the growth of Summerlin West has expanded to include Grand Park and La Madre Peak Villages. Also, with the growth of a custom home site area the first community called Astra will also attract more building in Summerlin West.
Summerlin West, Summerlin Urban Core/ Commercial Core will start being developed in the next few years. Residents have been complaining for several years that Reverence Summerlin was an isolated part of Summerlin West. That is no longer a valid complaint with the opening of Kestrel Summerlin and Kestrel Commons Summerlin.
