Summerlin West continues to grow and develop! This new village is called Summerlin West Grand Park will see the area to continue to develop west of Sky Vista. Several builders are already under construction and building out their new subdivisions. Expect single-family one-story and two-story homes in this Summerlin village.
Several other projects by Richmond American Primrose Park will open later in 2025. Pricing is above 1.2 million for bigger-sized homes. Also expect Tri-Pointe Homes Carlisle Peak and Carlisle Ridge to open some time in 2025. Pricing will also be over 1 million dollars.

Glenrock is now open with on site sales support. This is a gated community located at Grand Park Blvd and Far Hills Ave. 35.58 acres of land will feature 120 single family homes. This gated community will feature 8 single family home models from 2,902 to 4,805 square feet with 3-5 bedrooms and up to 5.5 baths.
Multi-gen suites, flex rooms, home office areas, and optional roof top terraces are several features within this new community. Lot sizes will range from 8,241 to 19,.494 square feet. Terrace homes listed below are basement style homes and are a first for Summerlin West. Glenrock has some really nice designs and some are very different from what Toll Brothers has ever built.

Located at the intersection of Grand Park Blvd. and Far Hills Ave. This new community of homes will have 200 single family lots with smaller than normal lot sizes. Overall minimum square footage of these lots will be 3,888 square feet and some lots will be over 8,000 square feet.

Located at the intersection of Grand Park Blvd and Repoint Drive, Edgewood from Tri-Pointe Homes will feature 98 residential single family homes. 29.49 Acres will be the size of the community. Designs have been been made public and are listed below.
Typical lot sizes are around 60 X 107 and 80 X 120 square feet and will go over 10,000 square feet. Edgewood is currently being graded and under ground utilities are being installed on the site.
Edgewood is currently selling homes now. This will also be a gated community close to the Grand Park in Summerlin West. 4 model homes to choose from ranging in square footage from 1,995 up to 2,644 square feet.

Located at the intersection Sky Vista Drive and Fox Hill Drive. This community of 40 single family homes will be within walking distance to the brand new Summerlin Grand Park. Shawood is a division of Woodside Homes. This is their first community in Summerlin and Las Vegas under this new brand name. Lot sizes seem rather big for the area.
This community will also be within walking distance to the new Summerlin West Urban Core project and it’s across the street from the Summerlin Grand Park. This community is now open. The sales office is open on Saturdays or by appointment only. These homes are truly special in design and build quality. These are truly a must see in person.

Primrose Park located at the future intersection of Grand Park Blvd and Spring Run Drive, Richmond American will be building 76 single family homes on a 16.35 arces. Lot sizes will be large and deep so I would expect to see bigger square footage homes than what is currently being developed within the Grand Park Village.
Pricing will be over 1.3 million for these bigger sized homes. Be sure to check back with me and my web site for current information about this project.
Ashland is now open to the public. 3 model homes are available to check out in person. This single story community will feature several models to choose from. Pricing will start around 1,124,900.00 and can go over $1,524,900.00 not including lot premiums or options selected at their design center. There are 7 model homes to choose from. Square footage starts at 2,450 and goes up to 3,3306 square feet. 3 car garages are featured in these homes with bigger than normal sized lots for the area.
Some homes will have an open courtyard design as well as modern features such as an open space concept and much more. Homes are currently selling at Ashland. Call me for more information-702-768-2552.
Several of the communities being built in Grand Park will be within walking distance to this brand new area of Summerlin. The Urban Core Project should start breaking ground in the next few years. The Urban Core will be a commercial area. Summerlin West residents will use this area for shopping, dining, work and recreational activities.

Pulte Homes will be building several models they have sold in Carmel Cliff, Redpoint Summerlin, and Ascension Summerlin. The Pulte Homes community called "Brantley" will be a gated community with two-story and one-story homes for sale. Both of these communities will start selling sometime in 2026. No additional information has been made available at this time. I will update this page once I receive more information.

Grand Park Village sits along Grand Park Boulevard and Far Hills Avenue in Summerlin West, just west of Sky Vista Drive. It is right next to the planned Summerlin West Urban Core commercial district, which is going to make this one of the more walkable spots in all of Summerlin West once that project comes together. You can get on the 215 Beltway quickly from here, and Downtown Summerlin is about 10 to 15 minutes away depending on where in the village you are.
The Summerlin Grand Park is the heart of the village. It opened in December 2025 and is the biggest open-space park in all of Summerlin, with baseball complexes, recreational fields, and gathering areas that started filling up with activity right away. Additional recreational areas opened just a month later in January 2026, and a handful of the communities within the village are close enough to walk there, which is a genuinely nice thing to be able to say about a neighborhood in Las Vegas.
The variety of builders in Grand Park Village means you get a pretty wide range of styles and home types in one place. Toll Brothers' Glenrock community leans modern and transitional, and it includes basement-style Terrace homes that are actually a first for Summerlin West. Taylor Morrison's Ashland goes single-story with open courtyard designs, while KB Home, Tri-Pointe Homes, Pulte Homes, Richmond American, and Shawood Homes each bring something a little different, covering everything from more modestly sized modern townhomes to larger luxury builds.
For right now, residents have existing retail along Far Hills Avenue and Sky Vista Drive for everyday needs, and Downtown Summerlin is a short drive for anything bigger. The bigger picture though is that Grand Park is being built right next to the Summerlin West Urban Core, a planned commercial district that will eventually put shopping, dining, and services within walking or biking distance for residents. As that project moves forward over the next several years, Grand Park is going to be one of the most conveniently positioned communities in all of Summerlin West.
A few things stand out here. You have a real park, the biggest in Summerlin, that actually opened and people are using. You have a genuinely wide mix of builders and price points, so it is not just one product type for one kind of buyer. And you are positioned right next to the planned Urban Core, which means the commercial infrastructure is coming to you rather than requiring a long drive. For buyers who want new construction in a village that still has room to grow around it in a good way, Grand Park is worth a serious look.
