La Madre Peaks Summerlin West is a brand new village in Summerlin that is currently under development. Located north of the Summerlin Grand Park, and to the east of Astra at La Madre Peaks . Lake Mead Blvd from the 215 Beltway will go west into this new Summerlin village when built out and completed. So far, only 1 project has been approved for construction in this village. A Review-Journal article that I was featured in states that La Madre Peaks will also have custom home sites located within it’s village. Located at the future intersection of Sandstone Rise Drive and Park Drift Trail, Golden Grove will sit on 12.75 acres of land. It will have 91 two story homes with 3 different models to choose from. The average lot size will be around 4,216 square feet. Model home sizes will vary from 1,804 square feet up to 2,011 square feet. Pricing has not yet been determined and there is no date as to when sales will start.
Richmond American will be building single story homes similar to those built in Scotts Pine in Stonebridge Summerlin years ago. Cactus Bloom sits on 36.3 acres of land and will have 89 lots to sell. Average lot size in this gated community will be around 13,520 square feet. There may be view lots within in this community. This subdivision sits around 4,000 feet above sea level. It’s also next door to Astra Summerlin custom lots in Summerlin West. Expect pricing to be over 2 million dollars. Sales should start in the summer of 2026.
Located at Mountain Run Drive and Park Drift Trail, Toll Brothers will offer 3 two story homes to choose from in this community. This community consists of 28.26 acres of land. It will be a gated community with lot sizes from 5,292 square feet up to 17,679 square feet. There will be a 12,000 square foot community park within the gated community. Sales should start some time in 2026. Pricing has not yet been released. Average home square footage will be around 3,000 to 3,800 square feet.
Located at the future intersection of Sunset Run Drive and Park Drift Trail, Pulte Homes will be building their single-story community just to the east of Astra Summerlin in the northwest part of La Madre Peaks Summerlin Village. This unknown named community will have 71 lots that will range in size from 11,050 square feet up to 20,286 square feet. Expect bigger lot premiums and these homes should be well over 2 million dollars as a rough guess. Pricing and the start of construction and sales has not yet been released. I would expect this community to start sales late 2026 or early 2027.
Located in La Madre Peaks Summerlin Village at the future intersection of Mountain Run Drive and Park Drift Trail, KB Home’s newest community called Cloud Break Ridge will feature several two story and one story homes to choose from. This community will be gated with a 10,000 square foot community park within it’s gated subdivision. Expect lot sizes to be around 5,040 square feet up to 19,737 square feet.
KB Home will open this community for sales in the summer of 2026. Pricing has not yet been determined.
Located in La Madre Peaks Summerlin Village at the future intersection of Mountain Run Drive and Park Drift Trail, Pulte Home’s Glass Canyon will feature several homes to chose from on a 36.92 acre plot of land. Lot sizes will vary from 7,706 square feet up to 14,713 square feet. This community will be gated. Pricing and a grand opening have not yet been set. From what I have heard, expect more information about this new Pulte Home community by the end of 2026.
