California luxury buyers who begin comparing Summerlin real estate often put The Ridges and Red Rock Country Club on the same list. Both are established, guard-gated choices in Summerlin South, yet they create different home searches. The Ridges is known for custom and semi-custom residences, elevated settings and contemporary design. Red Rock Country Club organizes much of the residential experience around an established golf-club setting and a broad range of luxury homes.
I do not tell a buyer that one is universally better. I compare the actual homes, lots, view corridors, association documents, club options and ownership costs available when the buyer is ready. For a $1 million-plus purchase, those property-specific details matter more than a community label.
Choose the search that matches your priorities. Start with The Ridges if custom architecture, elevation and a design-forward setting are central to the decision. Start with Red Rock Country Club if you want to compare an established golf-community layout, multiple home styles and optional club amenities. Tour both when the budget and inventory support it, because a specific lot or floor plan can outweigh a general preference.
| Compare | The Ridges | Red Rock Country Club |
| Housing focus | Custom and semi-custom homes, with contemporary architecture prominent in many enclaves | A mix of custom and production-built luxury homes in an established golf-community plan |
| Golf setting | Not available now during construction of a new golf course/club | Two Arnold Palmer-designed courses; current access and membership terms should be confirmed |
| Amenities | Club Ridges provides resident amenities including fitness, pool and tennis | Club amenities include golf, fitness, tennis, pickleball, pools, dining and events by membership category |
| View questions | Elevated mountain, valley, golf or Strip views may be available by lot | Golf, mountain and neighborhood views vary by property and orientation |
| Best first filter | Architecture, homesite, elevation and privacy requirements | Golf-club use, home style, lot position and membership preferences |
Summerlin’s official history describes The Ridges as a 793-acre guard-gated village with custom and semi-custom neighborhoods, Bear’s Best Las Vegas and Club Ridges. For buyers relocating from Los Angeles, Orange County, the Bay Area or San Diego, the initial attraction is often the combination of contemporary architecture and a setting close to the Spring Mountains.
The Ridges is not one uniform subdivision. Its enclaves differ in age, design, lot size, association structure and access. A buyer may encounter custom estates, semi-custom homes and attached luxury options. I compare the home itself with the surrounding lots, road position, sun exposure and the likelihood that the view will remain meaningful from the rooms and outdoor spaces the buyer will use most.
According to Summerlin, Club Ridges is for Ridges residents and their guests and includes a resort-style pool, tennis courts, workout rooms and gathering space. Bear’s Best Las Vegas sits within the village, but a home purchase should not be treated as proof of golf privileges. Current playing access, fees and club terms need separate verification.
Red Rock Country Club is an established guard-gated Summerlin community with homes arranged around golf, neighborhood streets and desert landscaping. Buyers can compare single-story and two-story residences, custom properties and production-built luxury homes. The right fit often comes down to a home’s exact position on the course, renovation level, outdoor living space and relationship to neighboring properties.
The Red Rock Country Club homes in Summerlin available at any moment can vary widely in square footage, age, finish level and lot condition. For a California buyer shopping remotely, I use live video and aerial context to explain the approach to the property, neighboring rooflines, fairway position and mountain exposure before a showing earns a place on the travel schedule.
The Red Rock Country Club currently describes golf, tennis, pickleball, resort-style pools, fitness, dining and social events among its club offerings. Summerlin identifies two Arnold Palmer-designed courses in the community. Membership categories, availability, initiation costs, dues and privileges can change, so I advise buyers to obtain current information directly from the club and review it separately from the real estate contract.

Architecture and Available Inventory
The Ridges search tends to place more weight on custom design, contemporary architecture, elevation and individual enclave rules. Red Rock Country Club offers a broader mix of established home styles and renovation levels. Inventory changes continuously, which is why I compare current homes instead of relying on a fixed community stereotype.
A listing may advertise mountain, golf, valley or Strip views, but the useful question is what you see from the primary bedroom, kitchen, patio and pool area. I also compare afternoon sun, wind exposure, grade, privacy, landscaping and adjacent homes. A dramatic view from one window may not justify a compromised outdoor area or an unfavorable lot position.
Ask for the complete cost picture: master and sub-association dues, transfer or capital contribution charges, club costs if desired, insurance, landscaping and pool care, utilities, and near-term improvements. Exact amounts and rules are property-specific and can change. Review current governing documents, resale packages, disclosures and club materials before removing contingencies.
I was raised in Los Angeles and relocated to Las Vegas in 2003, so I understand the practical questions behind a California-to-Las Vegas move. I have worked in Las Vegas real estate since 2004 and focus on Summerlin luxury homes and new construction. My construction background also helps me ask better questions about systems, workmanship and renovation scope.
Set the property brief. Define budget, architecture, view, garage, outdoor space, golf use and renovation tolerance before touring.
Screen both communities. Review current listings, floor plans, disclosures, maps and aerial context instead of choosing by reputation alone.
Compare finalists consistently. Use the same checklist for lot, privacy, condition, fees, club options and resale documents.
Coordinate the move. Align inspections, financing and the Nevada purchase with the timing of the California home sale when applicable.

Are The Ridges and Red Rock Country Club both guard-gated?
Yes. Both are guard-gated residential communities. Showing access, visitor procedures and any secondary gate requirements should be confirmed for each property before a tour.
Which community has more custom homes?
The Ridges is especially known for custom and semi-custom neighborhoods and contemporary architecture. Red Rock Country Club includes custom homes as well as production-built luxury residences. Current inventory may change which community offers the stronger match at a given time.
Is a country club membership included when I buy a home?
Do not assume that it is. Membership, initiation costs, dues and privileges should be verified separately with the club, and the purchase contract should reflect only what can be documented.
Which community has better mountain golf or Strip views?
Views are lot-specific. The best comparison is made from the rooms and outdoor areas you will use, while also checking orientation, neighboring homes, landscaping and any future development that could affect the view.
Can Michael Bondi help me compare homes from California?
Yes. I can use live video, floor plans, maps and aerial context to narrow the list before you travel. Remote screening supports the search, but it does not replace inspections, document review or other property-specific due diligence.
