If you live in Los Angeles and are considering moving to Summerlin or Las Vegas Nevada, you are not alone in taking a serious look at the Las Vegas Valley.
For Los Angeles homeowners with substantial home equity and buyers shopping for homes above $1 million, Summerlin real estate offers something worth comparing: luxury gated communities, custom homes, new construction, golf course properties, mountain and Las Vegas Strip views, and a master-planned lifestyle on the western edge of Las Vegas.
I understand this move from personal experience.
I was born and raised in Los Angeles and moved to Las Vegas in 2003. I began my Las Vegas real estate career in 2004, and today I specialize in helping buyers purchase homes in Summerlin, including luxury homes and new construction.
If you are considering making the same move I made from Los Angeles to Las Vegas, here are some of the things I believe you should know.
The answer isn’t simply the price of real estate.
Many of the California buyers I work with are looking for a different combination of space, privacy, newer construction, views, gated communities and lifestyle.
Summerlin gives buyers the ability to compare all of those options within one master-planned community.
Summerlin currently has 300+ parks, more than 200 miles of trails and 10 golf courses, in addition to shopping, restaurants, entertainment and recreational amenities.
And then there is the location.
Summerlin sits along the western side of the Las Vegas Valley with the Red Rock landscape creating a dramatically different setting from what many Los Angeles homeowners are accustomed to.
This is one of the first conversations I want to have with an LA homeowner.
Instead of asking only:
“How much is a house in Summerlin?”
Let’s ask a better question:
Depending on your budget and the inventory available when you’re ready to move, Summerlin offers everything from upscale production homes to semi-custom residences and multimillion-dollar custom estates.
Buyers shopping at $1 million and above can potentially compare features such as:
The important point is that every Summerlin community is different.
That is why I don’t recommend choosing a home based simply on price per square foot or photographs online.
Choose the community first. Then find the right property within it.
There isn’t one “best” Summerlin neighborhood for every luxury buyer.
Your decision should depend on your budget, preferred architecture, lot size, views, golf interest, privacy requirements and whether you prefer an established community or brand-new construction.
Here are several communities I frequently recommend comparing.
The Ridges is one of Summerlin’s best-known luxury communities.
Buyers can find custom and semi-custom homes, contemporary architecture and properties with golf course, mountain, valley and Las Vegas Strip views.
If you’re coming from Los Angeles looking for a distinctive luxury residence rather than simply a larger house, The Ridges should be part of your Summerlin tour.
For buyers interested in an established luxury golf community, Red Rock Country Club deserves consideration.
The community offers guard-gated entrances, luxury residences, mature landscaping and golf-oriented living with convenient access to other Summerlin amenities.
It can be particularly appealing to buyers who want an established neighborhood rather than waiting for a new home to be completed.
Mesa Ridge provides another alternative for buyers seeking newer luxury construction in Summerlin South.
For someone accustomed to contemporary Los Angeles architecture, newer Summerlin communities can be particularly interesting because of their emphasis on modern floor plans, indoor-outdoor spaces and current design.
Ascension gives buyers another opportunity to compare newer construction.
When you’re considering a new home, however, don’t look only at the builder’s advertised base price.
We need to examine the homesite premium, structural options, design selections, landscaping, pool, window coverings and other costs necessary to create the finished home you actually want.
This is particularly important.
If you’re flying or driving in from Los Angeles to look at new construction, contact me before visiting builder sales offices and model homes.
Builder registration and real estate representation procedures can vary.
I can help you compare builders, floor plans, lots, premiums, locations, options and estimated completion dates before you make a decision.
The builder’s representative represents the builder.
Having your own Realtor gives you someone helping you evaluate the purchase from the buyer’s perspective, subject to the representation agreement you establish with your agent.
Taxes are another reason California residents frequently ask me about Nevada.
Nevada does not impose an individual state income tax on wages or salaries.
However, relocating from California can involve much more complicated tax considerations, particularly if you own a business, retain California property, receive income from California sources or have substantial investments.
I’m a Realtor, not your CPA or tax attorney.
I recommend discussing residency, capital gains and tax planning with qualified tax and legal professionals before making financial decisions based on a move.
One of the things I want Los Angeles buyers to understand is that choosing Summerlin isn’t only about purchasing a house.
You’re choosing a lifestyle and location.
Summerlin reports more than 300 parks and 200 miles of trails, along with 10 golf courses.
There are also restaurants, shopping, entertainment and services throughout the community.
For someone accustomed to Los Angeles, I recommend spending time here doing more than touring homes.
Have lunch in Downtown Summerlin.
Drive through several different villages.
See Summerlin during the morning and evening.
Explore the areas around Red Rock.
Drive your potential daily routes.
The goal isn’t simply to determine whether you like a particular house.
Check out www.summerlin.com for more information about the community.
You need to determine whether you can picture yourself living here.
This is something we should discuss early.
You may need to coordinate the sale of your California property with your Summerlin purchase.
Depending on your circumstances, that can involve your California Realtor, Nevada purchase timeline, lender, available cash, temporary housing and closing dates.
I am licensed in Nevada, not California, but I can help coordinate the Nevada side of the move and discuss the overall sequence with you and the professionals involved in your California transaction.
The earlier we establish the timeline, the easier it is to create a focused Summerlin home search.
For qualified buyers who have already discussed their criteria with me, I can organize a focused two-day Summerlin luxury home tour.
Before you arrive, we’ll narrow the search based on:
Then we spend your time in Las Vegas comparing properties that actually fit those requirements.
Instead of seeing 20 random houses, I’d rather help you identify the three or four communities that genuinely fit your lifestyle.
I bring a perspective to this move that is personal as well as professional.
I grew up in Los Angeles.
I made the move from Los Angeles to Las Vegas myself in 2003.
And I have worked in Las Vegas real estate since 2004.
Today my focus includes Summerlin real estate, luxury homes and new construction throughout the Las Vegas Valley.
My professional designations include CRS, ABR, MRP, SFR and e-PRO, and I hold Nevada Real Estate License #63494.
More importantly, I understand that relocating isn’t simply a real estate transaction.
You’re deciding where the next part of your life will happen.
Start with a conversation.
Tell me what you own in California, what you’re looking for in Nevada, your approximate budget and when you’re considering making the move.
From there, I can help you identify the Summerlin communities and properties worth exploring.
If you’re considering a $1 million+ home in Summerlin, call me before you book your trip to Las Vegas.
I’ll help you build a focused Summerlin property tour around your budget, lifestyle and priorities.
