Why buyers from Los Angeles, San Francisco, San Diego and other California cities are considering $1 million plus homes in Summerlin and the Las Vegas Valley
If you are comparing life in Los Angeles, San Francisco, San Diego or another major California city with a move to Las Vegas, Summerlin deserves a close look. For buyers with a budget above $1 million, Summerlin real estate offers a broad mix of contemporary new construction, established golf communities, guard-gated neighborhoods and custom estates near the Red Rock landscape.
I understand this move personally. I was born and raised in Los Angeles, relocated to Las Vegas in 2003 and began my real estate career here in 2004. Today I help luxury buyers evaluate Summerlin homes, builders, lots and neighborhoods with the perspective of someone who has made the California-to-Nevada transition himself.
The appeal is not simply a lower purchase price. Luxury buyers often want a different combination of space, design, privacy and convenience than they can find in California’s largest metro areas. Summerlin can place those priorities within one master-planned area on the west side of Las Vegas.
A $1 million-plus budget can open the door to homes with larger floor plans, pools, multi-car garages, indoor-outdoor living areas and mountain or city views. At higher price points, buyers can consider semi-custom or custom estates in communities such as The Ridges, Mesa Ridge, Ascension and Red Rock Country Club. Inventory and pricing change, so the right comparison is not based on a broad median. It is based on the exact homes, lots, finishes and community fees available when you are ready to buy.
Nevada does not impose an individual state income tax on wages or salaries. That fact can be especially relevant to high-income households leaving California. Your personal result depends on residency, income sources, business interests and California tax rules, so speak with a qualified tax adviser before establishing a move date or changing residency. Nevada still has sales, property and other taxes.
Summerlin sits along the western edge of the Las Vegas Valley, near Red Rock Canyon National Conservation Area. The area combines residential villages with parks, trails, golf, shopping and dining. Downtown Summerlin provides an everyday commercial center, while the wider valley’s dining, entertainment, airport and professional services remain accessible by car.
Buyers coming from older housing stock in Los Angeles or the Bay Area often appreciate the availability of newer construction. Depending on the community and construction stage, a buyer may be able to compare builder releases, select a homesite or choose a resale property with completed landscaping and upgrades. Custom lots and custom estates also appear in select luxury communities.
Luxury homes in Summerlin are not interchangeable. A useful search starts with how you want to live, then narrows the market by community, elevation, lot, view, architecture and ownership costs.
The Ridges is one of the best-known luxury addresses in Summerlin South. It includes custom and semi-custom residences, elevated settings and a guard-gated environment. Homes can offer Red Rock, golf course, valley or Strip views. Buyers should compare the individual enclaves because lot size, age, architecture and access can vary considerably.
Red Rock Country Club is an established Summerlin golf community with guard-gated access and a range of luxury homes. It can appeal to buyers who prefer a mature neighborhood, golf-course surroundings and convenient access to Summerlin amenities. Club membership and property-specific fees should be reviewed separately from the home purchase.
Mesa Ridge and Ascension provide newer luxury-home opportunities in Summerlin. These communities may suit buyers seeking current architecture, energy-conscious construction and builder-designed floor plans. Release schedules, lot premiums and included features can change, making local representation important before you visit a sales office. I can also help you find existing homes on the resale/MLS market.
Both communities are good choices for single story and two story homes that offer a gated community life style as well as plenty of amenities such as a fitness center, community pools, and much more!
Summerlin West continues to expand with new villages, homesites and community plans. It can be a strong fit for buyers who want newer construction and are comfortable evaluating an area that is still developing. A clear review of planned roads, nearby parcels and future amenities helps buyers understand the setting beyond the model home.
Buying luxury real estate from another state requires more than a list of available homes. You need someone who can help you compare communities, understand construction quality, identify property-specific issues and organize an efficient visit when the right homes become available.
I have worked in Las Vegas real estate since 2004 and focus on Summerlin luxury homes, new construction and relocation. Before real estate, I worked for a general contractor and as a plumber’s apprentice and journeyman plumber. That construction background helps me ask practical questions about systems, workmanship and future projects. I also hold the CRS, ABR, MRP, SFR and e-PRO designations and certifications listed on my website, and the Las Vegas REALTORS association recognized me for 20 years of professional service.
For out-of-state buyers, I use video, community tours and aerial footage to make the early stages of a search more efficient. I am an FAA-certified drone pilot, and my Summerlin-focused YouTube library includes hundreds of community and model-home videos. Those tools cannot replace inspections or an in-person visit, but they can help you rule properties in or out before you travel.
If you are leaving Los Angeles, San Francisco, San Diego or another California city and want to explore Summerlin real estate above $1 million, call me before you begin touring homes or visiting builder sales centers. I will help you compare the communities, identify the right properties and plan an efficient search around your priorities.

Summerlin offers luxury buyers a mix of guard-gated communities, new construction, custom estates, golf neighborhoods and access to the Red Rock area. The best fit depends on budget, commute, preferred home style, fees and tolerance for ongoing development.
Available choices may include newer production homes, upgraded resale homes, golf-community properties and, at higher price points, semi-custom or custom estates. Inventory changes, so a current search should compare exact homes rather than rely on a general price-per-square-foot claim.
Nevada does not impose an individual state income tax on wages or salaries. Buyers should consult a tax professional about California residency, business income, capital gains and the timing of a move.
Luxury options can be found in The Ridges, Red Rock Country Club, Mesa Ridge, Ascension and other areas of Summerlin South and Summerlin West. Each community has different gates, amenities, lot characteristics, dues and construction stages.
The builder’s sales representative works for the builder. Your own agent can help you compare communities, review lot and location factors, track deadlines and coordinate inspections and closing tasks. Confirm representation terms and compensation in writing before touring.
Michael has worked in Las Vegas real estate since 2004, relocated from Los Angeles himself and focuses on Summerlin, luxury homes and new construction. He can help buyers narrow communities, review listings remotely, schedule focused tours and coordinate the purchase process.
